Key Observations
- Spring/Summer peaks — March through August consistently show the highest monthly volume (often 30–50 closings) and strongest median prices.
- Median price trended upward overall — from ~$1.4M–$1.8M in 2022–early 2023 to frequent $2.1M–$2.8M+ levels in 2024–2025.
- Winter slowdowns (Dec–Feb) are clear — lower volume and sometimes softer medians — but spring recovery is rapid.
- $1.5M–$4M range drives the majority of activity and price stability across all years.
- Ultra-high-end ($5M+) sales are infrequent but push the average higher when they close, especially in Q4.
Back Bay’s strongest and most consistent performance remains in the $1.5M–$3.5M range — it delivers the highest monthly volume, fastest turn times, and most reliable median price growth across interest rate cycles. Sellers who price realistically within current comps in this segment continue to capture the most active buyer pool and achieve the best results, even in softer seasonal periods.
